Full industrial strip-out and restoration

A global leader in coordinate measurement and imaging technology was vacating their Changi South facility — a combined industrial unit and office space with years of heavy fit-out. The brief was complete reinstatement to original shell condition, compliant with landlord specifications and ready for the next tenant.

The project required coordinating equipment dismantling, structural demolition, MEP reinstatement, and finishing works — all within a fixed lease deadline, in an active industrial zone with access and safety constraints.

What we did

01Equipment dismantling — Specialist machinery and measurement equipment removed and disposed of in compliance with industrial waste requirements
02Cubicle and partition removal — Full blue cubicle partition system stripped out; structural walls inspected and patched
03Suspended ceiling reinstatement — Existing ceiling grid removed; original specifications restored above and below ceiling line
04Electrical rewiring — All tenant electrical modifications reversed; circuits returned to original building distribution configuration
05Flooring restoration — Carpet removed; concrete subfloor levelled and polished to landlord specification
06Fire safety compliance — Fire suppression and detection systems verified and reinstated to original configuration
07Wall patching and painting — Full perimeter wall reinstatement; two coats of landlord-approved paint throughout
08Landlord coordination — Managed all building management communications, progress inspections, and final sign-off documentation

The facility was handed over on the agreed date, meeting all landlord specifications. The space — previously a cluttered industrial office with scattered furniture, exposed ceiling pipes, and cubicle partitions — was returned as a clean, open, polished shell ready for the next tenant. Landlord sign-off was completed without defect rectification requests.
